Project Description

Getaway at Camp Triangle Hills

YMCA Camp Triangle Hills builds on the long-standing partnership between the YMCA and Tonn and Blank Construction, a relationship dedicated to creating spaces that serve many local communities. To support growing demand, the community center construction project includes a new 3,700-square-foot Welcome Center and a 1,900-square-foot Pool House. Camp Triangle Hills spans 144 acres of rolling hills and woods, providing year-round outdoor programs for families, youth groups, and community organizations.

Building in an Active Outdoor Environment

Constructing two buildings simultaneously on an active, 144-acre camp required careful coordination. Throughout the process, the site stayed open for programs, while winter work added challenges with weather, access, and trade scheduling.

The Welcome Center features large cedar timbers that frame the front porch and reflect the camp’s natural setting. Procuring these specialty materials required early planning and close coordination with suppliers to keep the project on schedule. This proactive approach helped minimize delays and reduced the impact of winter construction conditions.

Coordinated Planning and Self-Performed Work

To successfully deliver this community center construction project, the team developed a phased construction plan that allowed both buildings to progress safely while minimizing disruption across the active camp. Notably, the company’s self-perform crews completed much of the work. They handled concrete, wood framing, interior finishes, and the full pool deck installation.

Maintaining control of these critical scopes allowed the team to adjust schedules and respond quickly when conditions changed. At the same time, mechanical, electrical, plumbing, and drywall work were coordinated with trusted trade partners. Because of this coordination, the broader team stayed aligned as winter construction moved forward.

When supplier delays impacted delivery of the cedar timbers for the Welcome Center porch, self-perform crews shifted their focus to interior framing, finishes, and Pool House construction. Once the materials arrived, the porch structure was installed without affecting the overall completion date.

A Space Built for Community

Today, the Welcome Center provides a welcoming entry point for families, campers, and visitors while offering gathering spaces and operational support areas that help staff run programs and events all year.

The Pool House supports summer water activities and improves use around the camp’s recreation areas. Together, these two buildings strengthen the camp’s ability to host group events, youth programs, family activities, community events, and outdoor recreation.

Value of Self Performance in Community Center Construction

Self-performing key portions of the project allowed Tonn and Blank to maintain consistent quality, schedule control, and flexibility throughout construction. Crews adjusted sequencing in real time, responded to changing weather conditions, and kept work moving during critical phases of the project.

Ultimately, for the YMCA, this approach provided a reliable path from planning through completion. The finished facilities strengthen Camp Triangle Hills’ long-term mission while preserving the natural environment that makes the camp an important destination for the surrounding community.
