Project Description

Prefabrication Construction Methods Change Downtown Valparaiso

Utilizing prefabrication construction methods, Tonn and Blank collaborated with the City of Valparaiso to construct a five-story, 127,368-square-foot garage. The parking garage downtown illustrates how well-thought-out planning and teamwork can effectively impact a bustling city. This new facility provides 342 additional parking spaces, benefiting residents, businesses, and visitors alike.

Working in a Tight Downtown Space

Built in a highly congested area with limited laydown space, the team had to address serious obstacles. Heavy equipment, constant traffic, and tight quarters meant the project team had to get creative to keep things safe and running smoothly. To proactively handle these hurdles, Tonn and Blank decided to implement prefabrication construction methods. Exterior wall panels were made at our off-site construction facility and then brought to the project site for installation. This cut down on noise, traffic, and helped keep the project on schedule.

Bringing the Project to Life

Self-performed work kicked off with site prep and foundation. Crews graded the area, installed foundation piers, set rebar, and poured concrete. Once the base was ready, they put the concrete structure in place and moved the cranes safely away from Morgan Boulevard.

Over 200 faux-brick exterior wall panels came prepped with framing, waterproofing, and finishing details. Prefabrication construction saved time, needed fewer workers, kept quality high, and maintained accessibility to the downtown area.

By spring, the team wrapped up the installation of wall panels, storefront glass, and metalwork at the stair towers. The elevator installation and inspection finished smoothly, and the final touches (painting, planter walls, and guardrails) brought the garage closer to serving the community.

By using prefabrication construction, Valparaiso showed how trying new building methods can make real improvements in how projects come together. Off-site construction keeps downtown work moving quickly and reduces disruptions for nearby businesses and residents. It’s a straightforward way to keep progress on track while respecting the people who live and work here.
